Gulshan e Maymar (also written as Gulshan-e-Maymar) or commonly known as Maymar, is a housing society located in KDA Scheme 45 near M9 Motorway, Bahria Town Karachi and Taiser Town. This township is from 1980s and ideal for living. Maymar is one of the best master planned neighborhood of Karachi and each sector and sub sector has parks, mosques, and other necessary things. It is spread across a 1,000 acres.
The town planning is great. The roads in Gulshan-e-Maymar are wide and have green belts throughout the society. The minimum width of streets is 40 feet for plots 240 square yards and above, however some streets are 30 feet wide in smaller category plots’ sectors like 120 yards and 80 yards. There is a space also in front of plot and road / street for plantation and elevation.

Since the construction of M9 Motorway (formerly Super Highway Karachi), Maymar is much more easily accessible from the other parts of the city. Having other popular housing societies nearby, made Maymar preferred housing society for those who want to construct house for living or for the investors alike. Gulshan Maymar is also accessible by Northern Bypass, which connects the housing society with the other parts of city like Surjani Town and North Karachi.

Sectors of Maymar
Gulshan e Maymar has 13 sectors and named with Alphabets P, Q, R, S, T, TA, U, V, W, X, Y, Z, ZA and a additional launch of Q-Extension in 2017. Although on ground, they are not on this sequence, like Sector P is on the extreme Western side while Sector Q is on the extreme Eastern side.
Each of these sectors are further divided in sub-sectors. The sectors are divided by 150 feet road in between, while each sub-sector of Maymar has 70 feet road in between.
Gulshan e Maymar Sector P
Maymar Sector P is located around Roomi Avenue and Maymar Avenue Extension and mainly comprises of flats buildings.
Gulshan e Maymar Sector Q
Maymar Sector Q has 4 sub sectors – Q1, Q2, Q3 and Q4. This sector is the first sector of Maymar, if any one is coming via Northern Bypass and the last one if coming via Maymar Avenue. Maymar Police Station is located on Sector Q. Some plots on Sector Q are on 150 feet wide road. Some of the plots have Dream World facing, some have Garden City facing, some have MDA Land facing while some have a Graveyard facing. Plot sizes in this sector are 80 yards, 120 yards and 240 yards.
Gulshan e Maymar Sector R
Maymar Sector R is a great sector, surrounded by Dream World Resort, Sector Y and Timber Society. From Sector R, there is the main entrance of Dream World and some of the plots have really nice view of Dream World lakes and golf course.
Sector R has 120 and 240 yards plots and comprises of 5 sub sectors – R1, R2, R3, R4 and R5. All plots on 150 feet and 70 feet wide roads are of 240 yards, while 120 yards plots are street plots in this sector.
Gulshan e Maymar Sector S
Maymar Sector S is the only sector of Maymar Housing Scheme that is not connected with the rest of sectors. I.B. Soomro Avenue divides rest of Maymar with sector S. This sector has a separate boundary wall, but no commercial area at the time of writing this post. Sector S has some goth (villages) touching its boundary wall. Three types of plot sizes are in Sector S – 240 yards, 400 yards and 600 yards.
Gulshan e Maymar Sector T
Maymar Sector T is adjoining Sector Y, W, S, R and Timber Society. This sector is sub divided into 4 sectors – T1, T2, T3, and T4. The plot sizes in Sector T is 240 yards and 400 yards.
Gulshan e Maymar Sector U
Maymar Sector U is located around Iqbal Avenue, Roomi Avenue and Maymar Avenue Extension. It comprises of residential plots of 240, 400 and 600 yards. The sector is divided into 3 sub sectors, U1, U2 and U3. Sector U of Maymar has 4 parks and a beautiful mosque. Sector U will be the first sector of Maymar on the way from North Karachi and Surjani via 4K Chowrangi. On one side of this sector are industries.
Gulshan e Maymar Sector V
Maymar Sector V is directly accessible from Maymar Avenue Ext and its located besides Sector U, W and another housing society “Sindh Provincial ECHS”.
Gulshan e Maymar Sector W
Maymar Sector W is known as VIP Sector of Maymar, as it has only larger plots cutting. In this sector only 400 yards and 600 yards plots are available. The prices in Sector W are the highest for 400 and 600 yards in all over Maymar.
Gulshan e Maymar Sector X
Maymar Sector X is the heart of Maymar Housing Scheme. It is located in its middle. Sector Y, W and Z are around it. This has most sub sectors – X1, X2, X3, X4, X5, X6, X7, and X8. Maymar Town Office Community Center is present in Sector X.
Gulshan e Maymar Sector Y
Maymar Sector Y is located besides Sector R, T, and X and is divided into 4 sub sectors – Y1, Y2, Y3, and Y4. Sub Sector Y4 is for high rise apartment buildings. In other sub sectors, 240 yards, 400 yards and 600 yards plots are available.
Gulshan e Maymar Sector Z
Maymar Sector Z has 6 sub sectors – Z1, Z2, Z3, Z4, Z5, and Z6. Z has 120, 240, 400 and 600 yards plots. Z had most commercial activities in all over Maymar.
