The Thriving Corridor of M9 Motorway – A Hope for Middle Class Karachiites

When the rest of the Karachi is too populated, and with an ageing infrastructure, 20 million plus residents of Karachi need to have a replacement with breathing space. The concrete jungle in the rest of Karachi and associated problem with the lack of amenities, has forced its residents to look for an alternate. The best choice they have is to relocate to the corridor of M9 Motorway, which comprise of the following:

There are couple of benefits with the corridor of M9 Motorway:

  1. There’s no concrete jungle, congested roads and polluted atmosphere on M9.
  2. This is the only place in Karachi at the moment, which is in limelight for development by various builders. Many developers are building housing societies along M9 and nearby areas like Bahria Town, DHA City, Fazaia Housing Scheme Karachi and ASF City to name few.
  3. With the development of M9 Motorway, the distance to the city is reduced and the drive is much safer now. However, need to have more implementation of traffic laws on the motorway like Lahore Islamabad Motorway.
  4. The price of the plots here is almost half the price of plots in other parts of Karachi, which is quite good for those who hold a property in the older Karachi. They can sell for double the price of what it will take them to have in this part of Karachi for the same house size. Alternately, they can have a bigger home with the same price. In North Karachi, for instance, a 80 yards house will be around a crore price for this price range one can have a brand new 120 yards house in Gulshan e Maymar or Bahria Town or DHA City. Some selling older 120 yards house in F.B. Area could have 200 or 240 yards new house in same price in M9 corridor.
  5. A lot of investors are buying plots in this area, expecting a great returns. The smaller the invested amount the higher would be ROI. The investors are expecting that the prices of this corridor plots will become at par with that of the city plots. This is good time to buy for both investors and end user.
  6. The infrastructure is newer and in much better shape than the older part of Karachi.
  7. In the past 10 years, there has been a lot of new houses constructions in this area, particularly in Scheme 33 and Maymar. This same cycle is continuing with rest of Scheme 33 and 45 and also with Bahria and DCK. There’s a genuine requirement for house construction due to increase in population.

 

However, there are some things to consider before taking a decision:

  1. There are many societies in KDA Scheme 33 and 45 that have fake or duplicate files.
  2. There are some societies without government NOCs.

So do the proper due diligence before making a purchase. Don’t just rely on the information of the agents alone. Research online and speak with investors and property advisers.
